MOVING IN PROCEDURES
A warm welcome to East Brunswick Village
To ensure an efficient and safe move for all residents, we require you to follow the procedures outlined below:
Move In/Vacate
- Moves need to take place Monday to Friday from 9am – 3pm.
Each resident is given a time slot of 2 hours to complete their move. - Bookings must be made via the EBV App under ‘Bookings” –
Find it on the App Store (iPhone) or Play Store (Android) under East Brunswick Village or web portal https://buildingportal.ebv.com.au/ - A security deposit of $300 will be required – payment is made via card when booking. The Owners Corporation has the right to use the deposit to offset any cost for the rectification of any damaged caused
- Your security deposit will be refundable on satisfactory completion of your move. Owners and Occupiers will be liable for any damage caused to the Common Property by the moving or transportation of the furniture and goods of the Owner (or of the Occupier of the Owner’s Lot) in and around the building, regardless of whether a professional moving company is engaged to move the furniture and goods.
- Only use those parts of Common Property, and at such times, as the Owners Corporation or Building Management allows;
- Only use the lifts nominated by the Owners Corporation or Building Management to carry the items between the times specified for the move to take place and only after the Owners Corporation or Building Management has placed protective covers in the lift to minimise damage;
- Do not allow any items to contact the lift doors or walls, including static contact by leaning or stacking the items against the lift door;
- Not restrict access to any lifts, lobbies, fire escapes or Car Park area; and
- Not carry the items through any building or the Common Property unless consent is provided by the Owners Corporation or Building Management.
- Once your move is completed, please contact the Building Manager. He will check to ensure no damage was caused by your move. Your security deposit will be processed for refund upon final sign-off.
- If damage is found, the Building Manager will advise the Owners Corporation Manager who will contact you in regards to the costs of repairing the damage. Your security deposit will be used to reinstate damages before any balance is released back to you.
- You are liable for any damage on the common property (lifts, walls, doors etc.) including damage to overhead services such as fire sprinklers, light fittings, power lines, pipe work and any associated costs of emergency services attendance.
- Please follow any on-site directions of the Building Manager who is there to assist you.
- It is your responsibility to observe and adhere to all street and car parking signs in and surrounding East Brunswick Village during your move. You are liable for any parking fines incurred.
Moving goods (other than Moving in or Vacating)
a) An Owner or Occupier (other than of any Commercial Lot) must not move any bulky or heavy goods, or other goods that may damage or obstruct any part of the Common Property, into or out of the Development:
i. without first obtaining the Owners Corporation’s consent to do so;
ii. if using any of the lifts, unless protective covers have been installed by the Owners Corporation in the lift;
iii. without first making an appointment with the Owners Corporation to be present at the move at least two Business Days before the intended move;
iv. other than strictly in accordance with the directions of the Owners Corporation, which may include a direction to only load and deliver any goods from a rear entrance; and
v. if moving any goods into the Residential Lots, by only using the goods lift for the Residential Lots.
